BACKGROUND
The project delivers the Rossington Link Road and associated van and trailer park on Bankwood Lane, Rossington, Doncaster. Commissioned by C4 Projects for Premcor Estates Ltd, it forms the first phase of the wider Mode 18 regeneration—a 43-acre site around three miles south of Doncaster, near the M18 and the iPort Logistics Park.
This phase marks a key step in regenerating land formerly occupied by Tanks & Vessels Industries Ltd, following years of assembly and planning. Approval allows for a 17.5-acre, electric vehicle-ready logistics yard—already pre-let—and outline consent for a further 25 acres capable of delivering up to 450,000 sq ft of industrial and logistics space. Central to the scheme is a new link road connecting the West End Lane roundabout (near Lidl) to Bankwood Lane, providing direct access from the strategic highway network. This will reduce HGV traffic through residential areas, improve safety, and enhance links to the Bankwood Lane Industrial Estate and Great Yorkshire Way.
Howard Civil Engineering was appointed as principal contractor to deliver the first phase, including the road and park facilities, on an accelerated programme to support early warehouse operations.
SCOPE OF WORK
Earthworks & Remediation
Large-scale earthworks and ground remediation across various stages, including extensive cut and fill operations.
Link Road Construction (Section 38, 104 and 278 Works)
Extensive highways package including removal of the existing Bankwood Lane, construction of a new two-lane road with full pavement build-up, installation of a new lighting scheme and new drainage infrastructure with connections into existing networks.
Van Park Construction
Full civil engineering package for a new permeable-paved van park, including installation of a permeable tarmac solution for high-volume van movements, new lighting and drainage schemes, and construction of a gatehouse, welfare facilities, and ancillary buildings.
Trailer Park Construction
A heavy-duty infrastructure solution including installation of reinforced concrete hardstanding slabs, full lighting and drainage infrastructure, and construction of a trailer park gatehouse, welfare facilities, and associated buildings.
Access Road & Utilities to Van and Trailer Parks
Construction of the new access road linking previous stages, installation of new substations, coordination and installation of multi-utility connections including power, telecoms, and water.
Access Roads & Development Plateaux for Future Projects
Formation of future development plateaux through cut and fill balancing, provision of utility corridors sized for future construction works, and new access roads to serve longer-term site expansion.
